The industrial park, which will be built on a total built-up area of ​​80 square meters at the southern entrance to Haifa, is the first and unique one in Israel, built for biotech and nanotech companies - companies dealing in the fields of life sciences and biotechnology. A total sum of about half a billion shekels will be invested in the project to be established by the "Life Sciences Park" company, which is equally owned by the Haifa Economic Company and the Industrial Building Company. At the current stage, it was decided to construct a first seven-story building above three underground parking floors, with an investment of NIS 100 million.

"We are convinced that the reputation of the Economic Society for Haifa in the establishment of MTM and the accumulated advantages that will be available to the entrepreneurs, will make the park extremely attractive," says Haifa Mayor Yona Yahav, "The life sciences park in Haifa has no competitors in Israel. At the same time, advanced negotiations continue with three anchor companies seeking to rent thousands of square meters and with dozens of other companies.

Phase I of the complex designated for the park, is in an area of ​​approximately 31 dunams and is located between the main office building of the Electricity Company and the Haifa Mall, and the area designated for the construction of the new Haifa Sports Center and the new football stadium (another project of the Haifa Economic Company) - Dead Junction" from the south The approved IBA (city building plan) allows construction in an area of ​​62 thousand square meters net of main area.

In order to make it easier for the companies that choose the park, Haifa Mayor Yona Yahav decided to act within the framework of the tax decree, so that the companies will benefit from a 20 percent discount on property taxes, according to rate B for industry. The decision on strategic cooperation was made following an acquaintance formed between the heads of the American Institute for Biological Research, the ATCC, and the heads of the Haifa Life Sciences Park, headed by Mr. Avi Peppercorn. The goal that was formulated following the meetings - opening a branch of the Biological Institute in the Haifa Life Sciences Park. The branch will operate on behalf of the parent company in the USA and will provide services to pharmaceutical companies in Israel, Europe and the Far East.

Today, all the companies that need these services turn to the institute in the USA and are forced to invest many and expensive resources in transporting the biological samples in deep refrigeration to laboratories that are geographically distant. The memorandum of understanding to be signed between the two entities will be signed by the CEO of the Haifa Economic Company, Mr. Avi Peppercorn, and the chairman of the American Institute for Biological Research, Dr. Raymond Sipes. In the memorandum of understanding it was agreed that the parties will work to prepare a detailed business plan for the establishment of a branch of the American Institute in the Haifa Life Sciences Park.

The heads of the institute are expected to visit Haifa during the month of November 2008, and will participate in the Prime Minister's Conference on Life Sciences hosted in Haifa at the initiative of the Haifa Economic Society. If there are no surprises, we will have the privilege of hosting Dr. Kochba Gelber, the institute's chief scientist. Dr. Gelber is a former Israeli scientist, who has been working for decades in the research and development of new drugs in the United States. Therefore, all the international pharmaceutical companies work with him, and he is an authority in the process of developing and registering new drugs, mainly biological ones.

The institute owns a farm of refrigerators that freeze all samples at temperatures of minus 212 degrees. The scientists of the institute carry out research work for the pharmaceutical companies. The institute is also responsible for hazardous biological materials. In his possession is a bank of biological warfare materials, and for this purpose he owns secret websites that are maximally protected, with backups in different countries.

The rumors about the arrival of the ATCC organization in Israel arouse great interest among the leaders of the Israeli life sciences industry and academic and research institutions. The people of the Haifa Park are already accepting requests to participate in the initiative, and the possibility of becoming a national infrastructure project due to its importance is being considered.

The significance of establishing a branch of the American Institute for Biological Research in Israel is far-reaching for the Israeli life sciences industry in general and the Haifa Life Sciences Park in particular: the institute will employ, in the first stages of its activity, dozens of research scientists, with business activities related to pharmaceutical companies, research institutes and academic institutions. This activity will significantly upgrade the infrastructure of the Israeli life sciences industry and contribute to the advancement of research and development.

A few words about the park

Location: The park, designed by Moshe Tzur Architects, will be built in the format of a closed campus (similar to MTM Park, which is also owned by the economic company), designed to provide the companies operating in its territory, the full range of services required for the activities of knowledge-intensive companies, with an emphasis on needs Special for companies dealing in the fields of life sciences. The advantages of the new park include proximity to road no. 4 and immediate accessibility to road no. 2, in addition to thousands of parking spaces. Planning: 5 buildings will be built in the park that can be expanded by companies, using "bridge" floors that will be built between them. The underground parking for the first building will also be used by the second building, the construction of which will begin immediately upon the completion of the marketing of the first building. Each building will have 250 parking spaces, in addition to operational parking and parking for service vehicles.

Environmentally friendly: all the planning references in the project are aimed at obtaining a "green building" certificate according to the American LEED standard. The air conditioning for the buildings in the Haifa Life Sciences Park will come from an efficient energy center, which will be operated according to the principle of storing cold in ice tanks at night when the cost of electricity is at its lowest. The buildings were placed in the most preferred east-west direction in terms of lighting and air conditioning conditions, every office has a view of the sea or the mountain, or both.

On the territory of the park, you will not see cars. All traffic and parking in the complex will be underground. On the surface, visitors will enjoy green and high-level developed surfaces, which include sitting areas, water pools and public areas

Adaptation to biotech: each building will be assigned unique technical areas and vertical shafts for piping and duct passages for research and development equipment. Each building will have a special elevator to transport loads up to the roof, to meet the needs of biotech companies. The space of the floors will be higher than usual, as well as the load that the floors are able to bear, so that the project will offer maximum flexibility in accordance with the needs of the tenants.
